Save yourself, this is the worst place we've rented from so far. Their property manager does nothing but sit in front of a computer all day and yet STILL can't even acknowledge an e-mail to save her life, units are priced like luxury despite things like our ceiling light's shade being attached to the ceiling with literal adhesive tape, and they'll claim you're violating the lease for having packed boxes in your space for too long (even if they're not trash, nor a fire/tripping hazard in the manager's own words). They increase rent every year by As Much As They Legally Can (which for us was almost $200). During the time we rented (2 years) they made Multiple offers to try and attract new tenants: offering the first month free on their website, changing it after a couple months to offer the first Two months free, and several months later offering current tenants $500 off a month of rent if we could get someone to sign a new lease (less than a third of our monthly rent for a 2br/1br with no in-unit laundry lol). And yet, even after all that, when we left several months later, there were 3 mailboxes without names on them in an building with 6 units. They're not the shadiest they could possibly be, but nobody wants to live here for a reason. Just don't, it's not worth it unless they miraculously cut the rent in half.

We have lived at Summit Terrace now for two years. Nice quiet neighborhood, clean property. Love it. The day before we were leaving on a two week vacation, our washer and dryer broke. We stopped in the office and spoke to Kyle. Upon our return from the vacation, at 2:00 am, there was a beautiful washer/dryer combo that Jason installed while we were away! Thank you Kyle and Jason for continuing to be so responsive! We appreciate it and will certainly be staying!!

We moved in to this wonderful community 10 months ago and we absolutely love it! It's quiet (oh, so peaceful) and clean, with well kempt grounds (my dog highly approves) and the best, most excellent neighbors a girl could ask for. Our property manager, Kyle, is extremely professional, articulate and informative, friendly to all and very prompt to address any problems or concerns that we have encountered. Getting to know our new neighborhood and the people in it has been a marvelous adventure filled with delicious food, superb alcoholic libations and gorgeous views on our various explorations. Summit is really a great place to live! Thanks to the amazing Kyle, the highly efficient maintenance crew and everyone else at Summit Terrace for your outstanding work continuing to make this place an oasis in an otherwise chaotic world! My husband and I moved into Summit Terrace in July 2019. As we drove in we noticed the well-kept grounds, the close and convenient parking areas, even the angles of the buildings that allow for privacy. The 2 bedroom we have is modern with spacious closets and an extra-large storage closet. Within a mile are grocery stores, pharmacies, hardware stores, schools and lighthouses in wide-open park areas. Management here is easy to contact with any concerns and the office is in the center of the complex. I could go on, but suffice it to say, my husband and I are very happy here.

I can highly recommend Summit Terrace as a place to make your home! I am in the first year of my lease and plan to stay at home here for a good while. The property is well maintained, beautifully landscaped, and the complex is very quiet and friendly. Kyle Fraser, the property manager is wonderful---this was the easiest move-in experience that I have ever had, Kyle has addressed any question or issue that I've had promptly and considerately. The maintenance team are great too--always helpful, capable and pleasant. I was reluctant to move back into an apartment "complex" after having a house for so long, but I have to say that this has been a lovely experience and I feel very much at home. Add to that the close proximity to the beach and the convenient location to all the amenities and beauty of South Portland and it is just the perfect place to make a home.
